Raising Cane’s Debuts in Westwood Village
The July 2026 opening of Raising Cane’s at The Weyburn at Broxton, located at 1008 Broxton Avenue, marked the brand’s first restaurant within the City of Los Angeles, bringing one of the nation’s fastest-growing restaurant concepts to one of Southern California’s most recognizable retail districts.
Located at the prominent intersection of Weyburn and Broxton Avenues in the heart of Westwood Village, the project transformed an existing retail space into a flagship location for the rapidly expanding brand. Pegasus Asset Management oversaw the entitlement process for the retrofit while coordinating with project stakeholders throughout development.
On behalf of the owner, Pegasus Project Management worked closely with the Raising Cane’s design team to oversee every phase of the development process, including entitlements, the extensive Westwood Village Design Review process, permit approvals, construction plan review, and coordination with the general contractor throughout the buildout and store opening.

Originally constructed in the 1920s, the building presented significant redevelopment challenges. The project combined six individual suites into a single 5,560-square-foot restaurant while bringing the entire space into compliance with current building, utility, and ADA requirements. The scope also included a substantial electrical infrastructure upgrade in coordination with LADWP to support the property’s new operational demands.
Adjacent to UCLA and home to one of Los Angeles’ most active pedestrian retail environments, Westwood Village has experienced renewed investment in recent years through public realm improvements, the pedestrianization of Broxton Avenue, and the continued arrival of nationally recognized retailers and restaurants. The addition of Raising Cane’s further reinforces the district’s ongoing evolution as a premier dining and retail destination.
Pegasus’s involvement with the property reflects a longstanding, fully integrated engagement. The firm initially identified the acquisition opportunity, arranged financing through its capital markets team, and was subsequently engaged to oversee leasing, laying the foundation for a comprehensive repositioning that has created significant value for both ownership and the surrounding community.
A New Retail Concept Arrives at Sherman Oaks Plaza
Pegasus provided project management services for a new Honey Baked Ham franchise located at 14427 Ventura Boulevard in Sherman Oaks. The location, which opened in June 2026, is co-owned by actor Leslie David Baker, best known for his role as Stanley Hudson on The Office, alongside entrepreneur and music producer Tony Vennie.
Situated along Ventura Boulevard, one of the San Fernando Valley’s most established commercial corridors, the project adds another nationally recognized retailer to a market that has remained one of the region’s strongest neighborhood-serving retail environments.
Pegasus Asset Management was engaged by the property’s ownership to oversee the landlord improvements for a new Honey Baked Ham location. The scope of work included an electrical power upgrade, space demising, a new storefront, HVAC improvements, and ADA upgrades.
The project’s greatest challenge was delivering the required electrical capacity within the tenant’s construction schedule. Initial estimates indicated that the LADWP plan review and approval process would take eight to ten months, placing the planned store opening at significant risk. Working collaboratively with the general contractor and electrical contractor, Pegasus identified an innovative alternative after evaluating the property’s existing electrical infrastructure. By uncovering unused capacity within the existing switchgear, the team was able to submeter the additional power needed, avoiding the lengthy utility upgrade process. The solution was delivered in just 60 days at a fraction of the anticipated cost, allowing the tenant to remain on schedule for its planned grand opening.
